LOCATION: LOT 4, BLOCK 60, BOULEVARD KUKULKAN 3RD STAGE OF THE HOTEL ZONE OF CANCUN, QUINTANA ROO. REAL SURFACE AREA: 15.058,49 M2. USE OF GROUND: TH (HOTEL TOURIST) KEY TH/20/N. COS: 45%. CUS 3,0 HEIGHT IN FLOORS: 20 FLOORS NET DENSITY: 200 CTOS/HA. Initially the property had a project and license approved for a 400-room hotel distributed in 3 towers of 14 floors. This project could be recovered since the density of rooms, superior to the PDU is granted by the MIA that was approved in 2005 and is still in force. The current owners of the property developed a residential condohotel project with 188 condominiums distributed in two twin 17-story towers located 20 meters from the sea. All of the condominiums had frontage parallel to the beachfront, which gave them spectacular views of the Caribbean Sea. In 2008 the license for this project was obtained and renewed until 2016, year in which the PDU2016 was approved granting the land a higher Coefficient of Land Use (C.U.S.) from 2.5 to 3.0. This would allow to increase the built surface completing the towers up to 20 floors. CURRENT SITUATION The current status of the licenses and authorizations for the project is as follows: - Construction license. The condohotel license has not been extended since the CUS has increased and it would be interesting to modify the project to materialize all the additional surface by giving more heights to the towers. In case it turns out to be interesting, the hotel license with its 400 rooms could be recovered. - Municipal ecological development license. Valid for the project. - Environmental impact authorization from Semarnat. Environmental impact authorization is in place. - Energy. We have a 300kv power connection for the project. This is renewed every six months. - Water and sewage connection. We have water and sewage connection. - Federal Zone. We have the concession of the Federal Zone (beach in front of the development) in favor of Gigalmex and the placement of a dock. - PDU 2018-2030. With the PDU 2018-2030 the land parameters corresponding to the previous PDU of 2016 have been maintained and only the C.U.S. has been modified, raising it from 3.0 to 5.0, which means an increase of 40% of the meters to be built.
